I will not recommend this type of soil for farming.

The epipedon is highly eluviated tells us that the nutrients present in the soil is leached out or washed away because of more rainfall in that region. The soil is oxic in which Fe and Al oxide minerals are present in large amount that caused iron or aluminium toxicity in the plant body so I will give the advise to my friend that not to purchase this plot for the farming of sugarcane and rice and purchase another piece of land which is rich in minerals and organic matter.
