As there are many factors that have to be taken into consideration while surveying the market they rely on the general data available. The factors may be related to the consumers of that area, the transportation, the raw materials, etc. So the appraisers do a study on the general data available to get an idea.
There are usually two types of data that are available. One is the specific data and the other one is the general data. Specific data is data that concerns only one specific topic. As the market has to be surveyed taking many factors into consideration the appraisers will have to consider the general data and not the specific data.
